The 2025 South Florida Survival Guide: Keep Your Home Hurricane-Ready & Hassle-Free
Scott Lehr here from The Listing Team. Let’s be honest – most “home maintenance checklists” were written for houses in normal climates. But here in Fort Lauderdale, Oakland Park and Weston? We’ve got hurricanes, salt air, and tropical storms to contend with. After helping hundreds of South Florida homeowners avoid costly repairs, here’s my 2025-approved checklist that actually makes sense for our unique environment.
Quarterly Must-Do’s (That Most People Forget)
1. The 5-Minute Roof Check
Grab binoculars and look for:
- Missing or cracked tiles (especially after summer storms)
- Rusty flashing around vents/chimneys
- Piles of leaves in valleys (fire hazard in dry season)
2. AC Drain Line Flush
Our humid climate clogs these fast. Pour 1 cup vinegar down the drain line to prevent:
- Water damage to ceilings ($3,000+ repair)
- Mold growth (common in Pembroke Pines homes)
- AC shutdown during heat waves
Pre-Hurricane Season Prep (May 1 Deadline)
Don’t wait until the first storm warning – do this now:
Window & Door Check
- Test all impact windows – do they latch securely?
- Check door thresholds for weather stripping wear
- Clear exterior drains of palm fronds
Landscape Triage
Remove:
- Dead branches hanging over roof
- Coconut palms with loose fruit (50 lb projectiles!)
- Ficus trees within 10′ of foundation

Monthly “Money Savers”
These 10-minute tasks prevent $1,000+ repairs:
1. Garage Door Test
Place a 2×4 under the door – if it doesn’t reverse on contact, your spring could snap (a $400 fix waiting to happen).
2. Exterior Faucet Check
Turn on and place your thumb over the opening – good pressure means no pipe leaks. Common in older Fort Lauderdale homes.
3. Pool Equipment Listen
Your pump should hum smoothly. Grinding noises mean impending failure (replace now for $800 vs. $1,500 emergency service).
The “Secret” Annual Tasks
What most Weston homeowners miss:
1. Attic Inspection After Rain
Look for:
- Dark wood stains (leaks)
- Rusty nail heads (humidity damage)
- Animal droppings (critters love Oakland Park attics)
2. Irrigation System Audit
Run each zone and look for:
- Heads spraying onto stucco (causes mold)
- Broken risers (wastes 500+ gallons monthly)
- Misaligned spray patterns
When to Call a Pro
Some things are worth paying for:
- AC Tune-Up ($89 prevents $3,000 replacement)
- Termite Inspection (Mandatory in South Florida)
- Roof Certification (If selling soon – check if you need one)
