But between our hurricanes, salt air, and tropical downpours, homes in Fort Lauderdale, Weston, and Oakland Park face completely different challenges.
After helping hundreds of local homeowners avoid costly repairs (and seeing what happens when maintenance gets ignored), I’ve put together this 2025-specific guide to keeping your South Florida home in top shape.
Quarterly Must-Do’s (That Most People Forget)
1. The 5-Minute Roof Check
Grab those binoculars and look for:
- Missing or cracked tiles (especially after summer storms)
- Rusty flashing around vents and chimneys
- Piles of leaves in roof valleys (major fire hazard in dry season)
2. AC Drain Line Flush
Our humidity clogs these faster than anywhere else. Here’s the simple fix:
- Locate your AC drain line (usually a PVC pipe near the condenser)
- Pour 1 cup of white vinegar down the line
- Follow with 1 cup of water
This $2 trick prevents $3,000+ in water damage repairs we commonly see in Pembroke Pines homes.
Pro Tip:
Mark your calendar for quarterly maintenance days – I recommend the first weekend of March, June, September, and December.
Pre-Hurricane Season Prep (Don’t Wait Until June!)
Here in South Florida, we know May 1st is the official start of hurricane season. But smart homeowners start preparing in April:
Window & Door Check
- Test impact windows: Do they latch securely? Any cracks in the framing?
- Door thresholds: Replace worn weather stripping to prevent water intrusion
- Clear exterior drains: Those beautiful palm fronds can cause major flooding
Landscape Triage
What to remove before storm season:
- Dead branches hanging over your roof (we call these “missiles” during storms)
- Coconut palms with loose fruit (yes, they really do become 50 lb projectiles)
- Ficus trees within 10 feet of your foundation (their roots are notorious for damage)
